Enfia (annual): Greece’s yearly property tax is not included above. It depends on the zone, the size and the age of the property, and typically runs from a little over €100 to several hundred euros a year for an ordinary apartment.

Assessed value: the transfer tax is charged on the tax office’s own assessed value when that is higher than your price, so the real total can exceed this estimate.

Newly built: for first sales of new buildings the 24% VAT regime normally applies instead of the transfer tax; it has been suspended, which moves this rule — check it before you commit.

Your property’s tax burden

The transfer tax uses the tax office’s assessed value for your specific property, not the asking price. That value decides your real cost — and it is not public before you dig for it.

What you can legally earn from it

The rules on renting depend on the property and the buyer: short-term letting is not allowed for Golden Visa purchases, and registrations are frozen in parts of central Athens. The same flat can be a good or a bad investment because of this alone.

What a lawyer must still verify

No calculation covers title, cadastre records, illegal extensions or building permits. Those are checked on the ground, by a professional, before money changes hands.
